Identifying with your Situation
You can count on my experience and empathy when you have to make a new home in an unfamiliar setting. I have lived and worked in four countries (ich spreche Deutsch) and within the United States in Chicago, Cleveland, New York City, North Carolina and now in the Seatle area.
Relocation is big business - what you should know before contacting me.
Thanks to the internet you can start your Seattle home search from anywhere. That's how you've found your way here and I'm glad you did. You may use the property search links to the left without ever having to reveal your identity. If you are looking for government, school, health care and business relocation resources for the Seattle area, I've prepared a list for you.
Often, the first contact I receive from this website is initiated by the spouse of the person expected to be relocated by the current or new employer. Also, because the prospect of moving to a new place is exciting, you may be tempted to contact me long before the new job is secured or the transfer assured.
I don't mind helping you, even in the preliminary stage, but I need to point out that many corporations use relocation management companies who may mandate that you use a pre-determined real estate company and only their agents.
Still, some relocation management companies will allow you to to chose your own agent as long as the agent's real estate company (broker) signs an agreement with the relocation company ahead of time. The agreement will stipulate that I pay a substantial referral fee to the relocation consulting company.
If you have any additional questions about the business arrangements between employers and relocation management companies and the effects on your relocation, see my blog titled Relocating or Being Relocated?
Contact me via phone (425-891-8213), email, or use this relocation form to describe your situation and needs.
Different countries, different ways to do business.
In the United States, it is common for one real estate agent to represent the seller and another to represent the buyer. This is to make sure both parties interests are represented equally in a transaction.
The price of a property includes all commissions, the one paid to the seller's agent and the one paid to the buyer's agent. In Washington state, these commissions are being paid out at closing by the escrow service, an independent party to the transaction. Also, because all buyer's agents have access to ALL properties for sale it does not make sense to work with more than ONE buyer's agent at a time.
Timely and complete communication is key.
To truly assist your in your move and find the perfect home requires an understanding of your circumstances, expectations and lifestyle. Details do matter. For example, a mother asked me to find a home with clear sightlines from the kitchen to the yard so that she could keep an eye on her children while they played outside.
Often the answer to settling in an unfamiliar place is to lease first. Renting first, however, also may mean having to move again after one year. Often, finding another rental home or puchasing in the same area so that children can stay in the same school can prove difficult.
Relocating out of the Seattle area but keeping the house?
Relocation also applies to sellers. They move away and leave a home behind for rent or sale. I have done this for clients whom I have never met. Again, good communications is the key throughout a successful transaction.
Especially when relocating, you should aim for a high degree of confidence in your real estate agent. I invite you to talk to anyone of my relocation clients.
Relocating from Chicago was a big step for us. Gerhard Ade was excellent in assisting us focus our search from Chicago via the internet. Using our “dream home”criteria, he built a web portfolio of candidate homes. This became our tracking and research tool. In 8 short weeks, we went from apartment renters in Chicago to living in our own Seattle house!
The Haneys
Having relocated internationally two times already we were not looking forward to another relocation back to the US, especially with two small children in tow. We "met" Gerhard via the internet while we were still living in Singapore. He gave such sound and expert advise about moving to the Puget Sound area, it was an easy decision to go with him as our real estate agent without ever meeting him face to face. Even before our move he established an easy rapport with us and helped us in any manner he could. After our arrival, he not only worked to find our family a home but helped us in many other ways to feel comfortable in a new area. An added bonus was that his wife, Frances Ann Ade, procured the financing for our home on excellent competitive terms while guiding us through very confusing financial jargon. Gerhard and Frances Ann have become wonderful friends to our family.
The Morgan Family
Gerhard helped us find our first rental home when we came to Seattle from England. When my management assignment was extended we asked him again to help us with our search. Judging by his dedication to serving our temporary needs and making himself available to suit our schedule, you could have thought we were looking to buy a million-dollar-home.
